The core responsibilities of this position include, but are not limited to the following:
Monthly, Quarterly, and Annual Financial Reporting
Day-to-day management and oversight of the Operations Accounting Team functions for assigned portfolio including: month-end and quarter-end close, lease review and interpretation, property level variance analysis including evaluation of straight-line rent, Blackline balance sheet reconciliations, working with finance on budgets and forecasts, and working with the Financial Reporting team on quarterly and annual financial reporting supporting schedules.
Become Asset Management’s “accounting go to” person for assigned portfolio and provide the highest level of customer service to other departments. Identify, and provide value-added information necessary to manage a portfolio of assets.
Manage CAM reconciliations and annual CAM processes for assigned portfolio including forecasts, budgets, true-ups, and annual reconciliations as well as prepare more complex CAM calculations by the deadlines established by Executive Management.
Manage the CAM audit and tenant review process for the assigned portfolio of properties which includes significant collaboration with Asset Management and Legal, including the SVP, Asset Management.
Prepare analyses and provide review for special requests such as lease termination analysis, property tax analysis, tenant specific CAM analysis, and more.
Collaboration and Staff Development
Continuously collaborate with other accounting teams including Financial Reporting, Development, Revenue Accounting & Tax, as well as Asset Management, Financial Planning and Analysis, Legal, executive/senior accounting management, and external service providers.
Provide ongoing leadership, training, and mentoring to direct reports and ensure team meets all established deadlines.
Process Improvement and Other Responsibilities
Proactively work with Asset Management and all accounting departments such as Development & Construction, Financial Reporting, Revenue Accounting, and Accounts Payable to recommend process and efficiency improvements for executive/senior management and participate in developing and implementing approved projects.
Prepare and present presentations to other departments as required to facilitate knowledge sharing across teams.
Opportunity Requirements
Bachelor’s degree in accounting or finance. CPA designation a plus.
Minimum of 3 years real estate accounting experience including managing or directing a portfolio of office, mixed use and/or retail properties.
Solid accounting judgement and skills, including knowledge of US GAAP concepts.
Strong analytical and problem-solving skills, self-directed and motivated.
A continuous process improvement and efficiency mindset, which aligns with the Company’s culture
Proven organization skills with impeccable attention to detail, ability to understand the big picture, timely follow through and communication regarding assignments, and be able to communicate effectively with coworkers both verbally and through written communications
Proven leadership and supervisory skills; including the ability to mentor and develop staff for future growth and provide results under tight deadlines.
Proven verbal and written communication skills and possess the ability to develop strong relationships with Senior Management including Asset Management, Leasing, Investments, Tax, and Finance.
Experience in analyzing and reviewing property level financial results, operating budgets and forecasts, CAM reconciliations (FSG & NNN), straight line rent calculations, monthly variance analysis, and accruals.
